land registration
Although the vast majority of land is now registered with
the land registry, this has not always been
the case. Therefore, there are still a number of properties and
land across England and Wales that are unregistered.
You will have more rights and be better protected if your
land is registered. If it is not, you could be at risk from
potential claims now and in the future. It could also cause issues
if you come to sell it at a later date. If you submit a voluntary
land registration now, you will also pay a reduced land registry
fee.
Registering your title comes with a number of
benefits:
- It provides an official record of who owns the land (it
identifies you as the rightful owner)
- It sorts out any potential problems in the title which
may have been the subject of conditions of sale and
enquiries
- It gives you much greater protection against claims on
your land if someone were to encroach on it
- It helps cut the cost of conveyancing if you wish to
transfer or sell the land at a later date
- It provides an official plan of the property or
land
- It helps to prevent fraud, which can result from copying
or withholding title deeds
We can help you to voluntarily register your land by
providing any necessary legal advice and looking for any defects in
the unregistered titles in order to rectify them during the
registration process.
