The provision of free refresher searches by Wrexham Council has been hailed a success by the Wrexham conveyancing community and is helping to reduce costs for anyone selling their house.
Since December 2007 everyone selling a domestic property requires a home information pack containing information about their house before it is placed on the market. These packs must include a Council search which are usually valid for six months when a further search must be made to update the information pack.
Residential Property specialist Patricia Hughes from local firm Walker Smith Way said “In the current financial climate the provision of free refresher searches is proving to be beneficial to sellers as it helps to keep cost down especially if properties are not sold quickly. I always recommend to sellers that a full search is made with the council as this guarantees a comprehensive and speedy response at the right price.”
Walker Smith Way, an independent home information pack provider in Wrexham and Chester has a highly experienced property team. There is a large amount of complex legal information that needs to be included in the packs and the Law Society are advising people to get the packs produced by a solicitor.
If full searches are submitted to the Council a free refresher search is given provided the original search was made in the last six months.
