Homes marketed for sale on or after 21 May 2010 will no longer require a Home Information Pack (HIP). The Energy Performance Certificate (EPC) element is retained and sellers are required to commission, but will not need to have received an EPC before marketing their property.
The HIP were first introduced in 2007 and all home owners in England and Wales were required to have a HIP before putting their home up for sale.
Energy Performance Certificate
An Energy Performance Certificate is in effect a domestic energy assessment which looks at fittings such as double glazing, heating and insulation. This gives the house an overall ‘green’ rating. It can also contain advice on how to cut carbon emissions and fuel bills. Energy Performance Certificates must be conducted by an accredited Energy Assessor. We have close links with a number of independent Energy Assessors so we can commission your certificate if necessary, or if from an agent we can just provide the legal requirements.
